
Pre-Purchase Home Inspection
The best way to protect yourself from financial stress and hidden costs is to have an inspection performed before finalizing your home purchase. Buying a house is a huge investment so it is important to be aware of the possible major (or even minor!) problems that may come with the house. We will provide you with a thorough report and discuss the findings with you, answering any questions you may have based on the inspection.
Pre-Listing Home Inspection
A pre-listing home inspection is the ideal way to identify possible issues before putting your house on the market, allowing time for correction and/or obtaining the highest value for your home. This can also help facilitate a faster sale by reducing the chance of last-minute back-outs due to unforeseen problems caught during a home inspection.
Here are some other reasons why you might want to consider having a pre-listing home inspection:
- Decreases the likelihood of last minute price drop requests from items found within the home inspection
- Within competitive markets, it can allow a faster and simpler sell by avoiding multiple rounds of inspections from potential buyers
- Summaries of the inspection can be provided to potential home buyers individually or at an open house
Standard Home Inspection
We are also pleased to offer standard home inspections for current homeowners looking for more information about their home, or if one is required for any other reason, such as: before a warranty expires on a new home; for insurance or refinancing purposes; or for general maintenance. A home inspection can also be provided even if you are renting and looking for some more information about the property. Regardless of the reason, we would be happy to inspect your home thoroughly and provide you with a detailed report.
Other Services
Targeted Partial Inspection
If a full home inspection is not required, we can provide a targeted inspection of agreed-upon components within the home, such as the roof or heating system. This targeted inspection does not constitute a full home inspection; it does not follow the
Standards of Practice or include items outside of those agreed upon in writing. You will be provided with a brief summary report, discussing the included items. This process can provide valuable information about the inspected components at a discounted rate should a full inspection not be desired.
Walk-Through
During competitive periods in the housing market, it may sometimes be difficult to include an inspection condition. Given the significant investment involved, it's important to lower risks wherever it is possible. This is the perfect opportunity to have our experienced inspector join you on a walk-through of your potential home. Please note, a walk-through is not a home inspection; it does not follow the
Standards of Practice or include a written report. Instead, we will closely examine the property with you, providing verbal feedback summarizing our observations. This process can provide valuable information about the home at a discounted rate should a full inspection not be possible/desired.
Water Testing
Water testing involves the collection and analysis of a water sample to determine whether it is acceptable based on Guidelines for Canadian Drinking Water Quality. This test can be provided separately or at the same time as your home inspection.
Radon Testing
Radon is a radioactive gas that is colourless, odourless and tasteless. It is formed by the breakdown of uranium, a natural radioactive material found in soil, rock and groundwater. The only known health risk associated with exposure to radon is an increased risk of developing lung cancer. We will test for the presence of radon using a short-term test to measure the radon level(s) in the air. This will require a minimum of 2 days, but may take up to 4 days. This test can be provided separately or at the same time as your home inspection. You will be provided with a report with the results of the short-term test.
